Sun City Grand, which the community now calls The Grand, charges one annual assessment instead of a monthly dues bill. It pays for the golf courses, fitness centers, pools and the rest of the amenities. Here is every fee the community publishes, what each one covers, and a tool to add up your own.

What the assessment pays for
The assessment supports the shared amenities. That includes four golf courses, two fitness centers with pools, 22 pickleball courts, tennis and bocce courts, a softball field, fishing lakes, walking trails and the clubhouses and craft rooms. Each home gets two Activity Cards, one for each qualified person who lives there. Golf play and club memberships are arranged separately through the golf clubs, so ask them about those costs.
Add up your Grand fees

Amounts change every July. Check the resale disclosure packet and livegrandaz.com before you make an offer. The CARE fee may be waived for owners who bought a Grand home before January 1, 2008 and still own it.
Want a clear budget before you offer?
Deah can build a one page budget with the assessment, taxes, insurance and the closing fees for the home you are looking at.
How the assessment works
- It is paid one year in advance. Resale buyers keep the same due date as the previous owner.
- The Board cannot raise the base assessment more than 15 percent over the prior year without a vote of the owners, except in an emergency.
- A special assessment over 5 percent of the budgeted common expenses also needs a vote.
- An unpaid assessment becomes a lien against the home.
The CARE fee waiver
Owners who bought a Grand home before January 1, 2008 and still own it may qualify for a one time CARE fee waiver on another Grand home. If that fits you, ask the community before you close.
How to confirm the numbers
Fees change every July, and some websites show old amounts. The safest check is the resale disclosure packet for the home and the community site at livegrandaz.com.
The rules behind the fees are in the CC&Rs.
