Age Rules and Activity Cards
The Grand is an age restricted community.
At least 85 percent of homes must be occupied by a person age 55 or older. Up to 15 percent may be occupied by an owner or renter age 45 to 54.
A person age 19 or older who is under 55 may live in the home with a 45+ owner or renter or with a 55+ occupant. No children under age 19 may live in The Grand.
Anyone of any age can own a home, but an owner under 45 cannot occupy it unless a 55+ occupant lives there.
Each qualified occupant gets an Activity Card, up to two per home. A card is needed to use the facilities and is only for the person named on it.
If more than two qualified occupants live in the home, an additional card costs one half of the annual assessment and lasts one year.

Renting a Home at The Grand
Owners can rent their homes with a few rules.
Leases are at least 30 days and for the entire home. One renter must be age 45 or older and no one under age 19 may live in the home.
A Renter Card gives access to the fitness centers, clubs, event tickets and resident golf rates. It costs $300 for a 1 to 3 month lease, $400 for 4 to 6 months and $600 for 7 to 12 months, for up to two cards.
Renters are not guests of the owner. The Association sets rental policy but does not manage rentals. Rentals run between 500 and 1,000 homes through the year, peaking from January to March.
Daily Life at The Grand
Answers to what buyers ask most.
Yes. Every plan in The Grand floor plan book is on the Sun City Grand floor plans page. The 9100 series were the first models and the 9200 series were the last, mostly in Phase IV west of Highway 303.
The Grand is part of the City of Surprise and the Dysart School District, so the tax bill includes both. Deah can estimate taxes for a specific home, or you can check Maricopa.gov.
The booklet reports an annual budget of over twenty million dollars and a reserve fund of fifteen million dollars, with very few homes in foreclosure.
The booklet says Arizona buyers were the largest group at 30 percent, followed by Washington State at 10 percent.
Yes. Carts must be street legal with lights and turn signals, insured and tagged like a car. All Grand streets are 25 or 35 miles per hour, so carts can use them all.
Residents can use Dial a Ride at a low cost. Taxis and airport shuttles are available, and a bus runs between Surprise and downtown Phoenix.
Banner Health Del Webb Memorial Hospital is just outside The Grand, with many doctors, dentists and therapists nearby. The Mayo Clinic is in Scottsdale.
25 miles per hour unless posted otherwise.

Closing Up Your Home
The booklet’s checklist for an extended absence.
Turn off the water to the ice maker, shut the washer valves and close the main house valve under the front hose bib. Follow the water heater manual to shut it down or set it to pilot.
Close the dishwasher without latching it and add a tablespoon of vegetable oil. Pour a half cup to three quarters of a cup of salad oil in the disposal. Cover toilet bowls tightly and close the supply valves.
Leave the thermostat at 85 in summer and 55 in winter, with clean filters. Set towels in sinks and tubs with pails of water on top, but never fill the sinks or tubs.
Move the grill and patio furniture into the garage, switch the garage door opener off, check the irrigation clock battery and look for weeds.
Close the blinds, lock up and leave by the front door. Surprise Police offer Vacation Watch at 623 222-4277 and C.H.A.P.S. volunteers offer a vacation watch for Grand residents.
Keep an emergency contact on file for leaks and update your information at the Membership Office at 623 546-7444.
