A sample monthly budget
Here is one worked example, not a promise. Take a home at $435,000, which sits near the middle of the market, with 20 percent down. That is a $348,000 loan. A planning sketch, not a quote. It leaves out property tax, homeowners insurance, utilities, golf and club fees, and it assumes a 30 year loan. The assessment is the $1,976 The Grand listed for July 1, 2026 to June 30, 2027.
What the assessment pays for
The assessment supports the shared amenities, which include four golf courses, two fitness centers with pools, 22 pickleball courts, tennis and bocce courts, a softball field, fishing lakes, walking trails, clubhouses and craft rooms. It includes two Activity Cards per home, one for each qualified person who lives there, up to two. If a third person needs a card, an extra Activity Card costs half the annual assessment, $988, and is good for one year. The assessment is paid a year in advance, and the base amount cannot rise more than 15 percent over the prior year without a vote of the owners, except in an emergency.

The costs that depend on you
Property tax
Sun City Grand is part of the City of Surprise and the Dysart School District, so the property tax bill includes each of those elements. We do not quote a rate here, because the bill depends on the home. The county publishes the tax record for every property, so look up the actual bill for any home you are considering.
Homeowners insurance
Premiums depend on the age of the home, the roof, the coverage and the company. Ask for quotes on the specific home before you make an offer, and ask the seller what they pay now.
Utilities
Electric, water and trash bills depend on the size of the home and how you live. The most reliable number is the seller's own bills for the last 12 months, which you can ask for during your due diligence.
Golf and clubs
The assessment does not cover golf play or club memberships. The community has four golf courses and eight golf clubs, and each one sets its own fees, so ask them directly. Dozens of other chartered clubs, such as art, bridge and hiking, are part of community life.
A golf cart
Sun City Grand is a golf cart community. Carts must be street legal, with lights and turn signals, insured and tagged. Budget for the cart, the insurance and the tags if you want one.
Dining and everyday costs
There are three places to eat inside the community, The Grand Cafe, Angela's Kitchen and Maple and Rye. We do not list menu prices, because they change, and groceries and other daily costs depend on where you shop.
How to work out your own number
Start with the home
Pick a price and a size. A smaller home costs less to buy, and the table above shows how prices step up with size.
Price the loan
Get a written Loan Estimate from two or three lenders on the same day, then add the assessment of about $165 a month.
Ask for the resale packet
It shows the current fees and rules for that home, so there are no surprises at closing.
Get the real bills
Ask for the property tax record, an insurance quote and 12 months of utility bills for the home.
Add the lifestyle costs
Ask the golf clubs about fees, decide whether you want a golf cart, and count any extra Activity Card you need.
If you want to see how it all adds up for a particular home, ask a Sun City Grand Realtor who lives in the community to walk you through it. For the other side of the decision, read the pros and cons of living in Sun City Grand.
