If you are weighing Sun City Grand, you probably want to know who your neighbors will be. The honest answer is that the average age sits in the 70s, but the rules matter more than the average. Here is what is published, how it compares, and a quick check of whether your household fits.
What is published about age
Sources: The Grand potential homeowners page, checked October 18, 2026, and the Grand Info booklet. The 73 figure is dated and the community does not list a current number.
Outside sites give estimates in the mid 70s, and they disagree with each other, so treat them as rough. For comparison, Census data cited by Data Commons put the median age in the original Sun City near 72.7 in 2024, and the 2020 census put Sun City West near 74.4.
The age rules that actually apply

| Ages 45 to 54 | Up to 15 percent of homes may be occupied by owners or renters in this range. |
| Under 45 | Anyone of any age may own a home, but an owner under 45 cannot live there unless a 45 or older occupant lives there. |
| Under 55, not an owner | A person 19 or older may live in the home with a 45 plus owner or renter, or with a 55 plus occupant. |
| Under 19 | No one under 19 may live in the community. Younger visitors are welcome. |

At least one person who lives in the home is 55 or older, and everyone is 19 or older. That is what the community requires.

What daily life looks like
The Grand is built around activity, and it shows in the amenities. There are 22 pickleball courts, tennis and bocce courts, four 18 hole golf courses, two fitness centers, walking and biking trails and dozens of chartered clubs, from art and bridge to hiking and woodworking. Many residents come for the social side as much as the golf.
- Plenty of clubs and classes, so it is easy to meet people.
- Golf carts are allowed on community streets, which are 25 or 35 miles per hour.
- Banner Health Del Webb Memorial Hospital is just outside the community.
- It is not a gated community.
Is it the right fit for you
