What the Seller Guide Covers
Each part of the booklet takes one piece of the sale and explains it in plain language.
The Seven Step Process
A Realtor in Your Corner
An expert guide and advocate for you through the entire home selling process.

Six Things That Move the Price
Look at your house as if you were seeing it for the first time, and be just as critical as buyers will.
Clearing clutter leads to top dollar. Pack up excess belongings, because many buyers read a messy house as a house with problems.
Buyers see the kitchen as the most important room. A major overhaul rarely pays off before a sale, but do all you can to make it look its best.
You get used to the smells in your own home. A buyer who notices an odor at the door is turned off, even if they cannot name it.
Freshness, neatness and good working order are the keys to sales appeal. Aim to show the home in move in condition.
An inspector who agrees your home is in good condition gives you a marketing tool. The report supports your asking price and builds buyer confidence.
A home warranty protects you from costly repair bills at a time when they are least affordable and most inconvenient.
Set a price at the lower end of your property’s realistic range. Weigh comparable sales, the competition, any contingencies that could turn buyers away and accuracy, because homes priced more than 3 percent over the right price take longer to sell.
Get the house market ready at least two weeks before showings. Finish repairs first, then deep clean or hire a cleaning service.
For a few hundred dollars, a qualified appraiser can estimate your home’s value. Ask for a market value appraisal from someone who knows your area and home type.
Last minute showings are disruptive, but the more flexible you are, the sooner you will find a buyer.
Decide ahead of time the price range and terms you will accept, so you know your number before negotiations start.
If your home has been on the market more than 30 days without an offer, be prepared to consider lowering your asking price.
Three Options for Every Offer
Your Realtor reviews the terms with you and gives you an estimated cost sheet. Reply quickly, because buyers are in the mood to buy when they make an offer, and moods change.
Your signed acceptance of a written offer becomes your sales contract. The terms in writing are used throughout the transaction.
You can turn down an offer. Keep in mind that the first contract received often turns out to be the best, and the first 30 days on the market are critical.
A low offer can sometimes be turned into just what you are looking for. Negotiating takes patience, flexibility and a steady conversation about price and terms.
