The Rules the Board Approved
The Rules and Regulations were amended and approved by the Board on November 14, 2024. They cover how residents, renters and guests use the facilities, golf courses and common areas.
This page summarizes the rules buyers ask about most and links to each section of the full document.
How the Rules Work
The Board writes the rules to protect property values and the facilities.
Owners are responsible for their own conduct and for their renters, occupants and guests. Dress codes apply, including swimwear in pools and athletic attire in fitness and sports areas.
Violators get written notice and may request a hearing within 15 days. Covenants Committee decisions can be appealed to the Board within 15 days of the hearing.
After notice and a hearing the Board can fine an owner, suspend use of facilities or voting rights, or charge a benefited assessment.
The golf courses, restaurants and the Cimarron spa are open to the public until the Board decides otherwise.
Who Gets a Card and What It Costs
Cards are required to use the facilities.
Each lot receives up to two free Resident Cards. Additional cards cost half the annual assessment, with no more than two occupants per bedroom. Anyone living in a home more than 30 days needs a card.
Leases must be at least 30 days, one renter must be 45 or older and no one under 19 may live in the home. Up to two Renter Cards per lot. Cards expire when the lease ends or after one year.
A guest is a non resident with a resident host who has a valid card. Guests under 16 must stay with their host or an adult guest. Cards and guest receipts must be shown on request.
Changing a cardholder costs a non refundable transfer fee, except after a death. A renter who moves between rental homes without a break may owe a transfer fee, capped at 12 months from the first lease.
Pools, Fitness, Courts and Trails
The most common questions about using the amenities.
Hot tubs and saunas are for guests 16 and older, and children under 16 must be supervised. Flotation devices must be 38 by 38 inches or smaller. No food in indoor pools and everyone must leave the water if lightning is within 10 miles.
Only Activity Cardholders and registered guests may use them. Guests 16 and older sign a waiver and temporary guest cards last up to seven consecutive days. Athletic attire is required and equipment must be wiped down. Children under 16 may not use the track or equipment.
Dogs must be leashed and cleaned up after in common areas. The dog park requires current vaccinations, registration and a collar tag. A first complaint brings a warning and a second can end dog park privileges.
Outdoor courts are 75 percent reserved for club play and 25 percent open to non members. Reserve online, cancel at least two hours ahead and know a court is forfeited after a 10 minute no show. Non members may play up to three times per year, and only noise reducing pickleball paddles are allowed.
Walkers, joggers, runners and traditional bicycles. Motorized vehicles, electric bikes, scooters and skateboards are prohibited.
Check in 15 minutes before your tee time and play nine holes in two hours or less. Juniors under 16 must be hosted or in a school program. Outside alcohol is prohibited on the courses.
