People search for Sun City, AZ and mean three different places: the original Sun City, Sun City West and Sun City Grand in Surprise. Each one is its own market. Here is what the latest numbers say, why prices are softer, and what that means if you are buying or selling.
What the numbers say right now
Sources: Redfin Sun City, Zillow Sun City and Homes.com Sun City Grand. Checked October 18, 2026.
The two big sites do not agree, and that is normal. Redfin reports what homes actually sold for. Zillow reports an estimate of what a typical home is worth. Neither is wrong, they measure different things. What matters is that both point the same way, slightly down.
| Place | Typical price | Direction |
|---|---|---|
| Sun City (original) | About $250,000 to $270,000 | Flat to down about 2 percent |
| Sun City Grand (Surprise) | About $435,000 to $459,000 | Down about 2 percent in one source |
| Sun City West | Ask Deah for a current report | Varies by neighborhood |
Sun City, Sun City West and Sun City Grand are different markets
Sun City Grand is newer, was built between 1996 and 2005, and has larger homes and four golf courses. The original Sun City is older and has many smaller homes and condos, which is why its prices sit far lower. Comparing the two is like comparing a house in Surprise to a condo in Glendale.
- Sun City Grand homes run from 1,096 to 3,388 square feet.
- A golf course lot, a pool or a recent remodel can move a Sun City Grand price by tens of thousands of dollars.
- Prices inside one community vary more than the averages suggest.
Why prices are softer
The biggest reason is the mortgage rate. Freddie Mac reported a 30 year average of 7.40 percent on October 15, 2026, up from 6.27 percent a year earlier. A higher rate raises the monthly payment on the same price, so fewer buyers can pay the same price. Homes also take longer to sell, roughly two to three months in Sun City Grand according to published estimates. Read the full rate picture in Current Mortgage Rates in Sun City Grand AZ.
Price cut or lower rate: which helps your payment more?
Compare a lower price with a lower mortgage rate on the same home. This assumes 20 percent down and a 30 year loan at 7.40 percent.
Principal and interest only. Real quotes depend on your credit, down payment and loan type.
Try it. On a $435,000 home with 20 percent down, a 2 percent price cut saves about $48 a month. A one point lower rate saves about $233 a month. That is why a seller credit toward a rate buydown can be worth more to you than a lower price.

What it means if you are buying
- You have more room to negotiate than you did a few years ago, especially on homes that have been listed for weeks.
- Ask the seller to pay closing costs or help buy down your rate. Compare that to a price cut with the tool above.
- Do not wait for a crash. Prices are drifting, not falling hard, and a rate drop could bring buyers back.
- Get pre approved first so you know your real payment. See the Buyers Guide.
What it means if you are selling
- Price the home from recent sales in your own community, not from a city wide average.
- The first two weeks matter most. A home priced too high sits and then sells for less.
- Be ready to offer help with closing costs, because buyers watch their monthly payment closely.
- Read the Sellers Guide before you list.
